REQUEST FOR QUALIFICATIONS/REQUEST FOR PROPOSALS

NOTICE IS HEREBY GIVEN that Los Angeles Community College District is seeking proposals from a person, company or organization to design, finance, build, and operate a signature mixed-use development on approximately 9 acres of net buildable land located at 10000 and 10100 Jefferson Boulevard northwest of West Los Angeles College. The District anticipates entering a joint occupancy lease for up to a maximum term of 66 years with the selected developer. Potential uses may include, but are not limited to, an executive stay hotel, restaurant/retail services, research and development, and residential, including active senior and/or faculty housing.

Individuals and or organizations who are interested in this project should go to the District's online plan room website at http://www.reprographics.com/, link to LACCD Plan Room, and order the West Los Angeles College, Second Access Road (aka 10100 Property Development) Request for Qualifications/Request for Proposals (RFQ/RFP) package. Interested parties will be required to register at the website to ensure they receive any addenda that may be issued. Firms that download the Proposal package without registering will not receive addenda. The District will provide one (1) complete set of RFQ/RFP Documents to each Applicant, free of charge except for shipping and handling. The District has designated the following date and place for a non-mandatory RFQ pre-submittal conference and premises walk-through at which prospective Applicants may acquaint themselves with the requirements of West Los Angeles College, and with conditions relating to the design, land-use entitlement process, construction and operation of a mixed-use project:
